The Benefits of Technology in Real Estate Sales

When it comes to real estate marketing, homeowners and real estate agents now have the ability to select various types of technology to assist them in the marketing of a home.  Today’s technology really helps to achieve the best outcome for both buyers and sellers, since sellers have the ability to show what their home is really like, and buyers are able to fully understand a property in order to make smarter decisions for buying.

Drone Photography

Starting several years ago, drone photography has come a long way in the past few years and is used more and more frequently by savvy realtors to market real estate properties.  According to an article in the Orange County Register,

“…homes with aerial images sell 68% faster than houses that are marketed using standard photos.”

That’s an amazing statistic! However, it’s important to note that not every home can benefit from aerial photos or video as sometimes a home does not look good from above ground level.  Real estate agents need to understand when it is advantageous to include aerial photos and video from a drone.

Video Marketing

The same article also notes the growing importance of video –

“Industry research firm RIS Media additionally notes that 73 percent of homeowners say that they’re more likely to list with a real estate agent who uses video to market their home.”

Although the use of video has been around for some time, it is quickly gaining traction on YouTube, Vimeo, Facebook, Instagram, and other social media sites as a real estate marketing tool. In addition homeowners want to work with real estate agents who include video as a part of their marketing plan –

So having professional videos of your listings, branded to your business, is a great way to show potential clients how you plan to market their property.

3D Tours

Another technology tool being used is Matterport or similar 3D tours of homes. These types of tours allow a home buyer to walk through a property as if they were actually there, but they can do it from the comfort of their own home or anywhere that they have internet access. This is an enormous advantage for both buyers and sellers.

Buyer Expectations

The use of drones, video, and 3D tours is quickly becoming the standard in real estate marketing, with buyers in all markets expecting this level of quality.  Jordan Levine, a senior economist with the California Association of Realtors, said

“Consumers have come to expect the kinds of visually stunning and interactive experiences today’s technology can provide when they’re shopping for a home.”

Buyers have become accustomed to shopping online for everything . Given the level of marketing on e-commerce sites such as Amazon and eBay, it certainly makes sense for agents and homeowners to use similar marketing techniques when trying to sell a home.  The benefits for everyone are obvious.
